- The lender you recommend and the pricing you quote on each loan, from CMS’s lenders and within the compliance rules every CMS loan officer follows.
- Your borrower and agent relationships. The CARE desk never contacts your borrower.
- The lock plan you set with the borrower. When CARE locks, it locks to your preference.
- Leads from your own page. They go to you, not into a shared pool.
Gets a second look first
- Printing, paid ads, and any piece a partner shares the cost of. The COO approves these under the advertising and co-marketing rules.
- Anything co-branded with an agent: a written co-marketing agreement and a proportional cost share first.
- While you’re new to brokering, your lender and pricing calls get a second look first.
Handled for you
- After hand-off at Loan Setup, Bright Processing owns disclosures, underwriting submission, conditions, appraisal and title tracking, clear to close, and closing logistics. Bright reaches your borrower by phone, email and text for what the file needs.
- Status texts to your borrower at six Arive milestones, sent from your GoHighLevel (GHL) account.
- If you want it: a CARE desk review before you commit, then the lock and lender registration at contract. New hires start here; for experienced loan officers it’s optional today.
“What happens to my pipeline and my partners?”
We map the transition before you sign anything: licensing timing, how the files you’re working get handled, and how your referral partners hear about it from you first. You’ll know the plan before you decide.
“What’s the comp?”
It depends on your production and how you’re structured, so we don’t put numbers on a website. On the first call we start a personal comparison on your actual volume.
“Will my files close the way my agents expect?”
Bright Processing owns the file from Loan Setup and sends you a status update on every open file on Monday, Wednesday and Friday, so you can update the agent before the agent asks. We’ll walk a real file with you on the call.
“Another tech stack to learn?”
You’re not meant to learn all of it. Pick the two or three journeys that matter to you. After the first call, we can give you a guest code to walk Basecamp’s playbooks, tools and articles for 30 days.
“Who do I call when I’m stuck?”
On a scenario: Genesis in Google Chat for a sourced guideline answer, and the Deal Desk in Basecamp for the lender lane and who to escalate to. On anything else, “Need leadership help” in your loan officer portal sends the question to leadership with the file context.
If a closing date is at risk (a low appraisal, a condition that can’t clear, a lock that needs extending), your Bright processor and you are both expected to know.
“Can I bring my team?”
What exists today: playbook editions written for your own assistant to run, a 30/60/90 checklist with an owner on every item for each new hire, Contract Review and Bright on every file your team touches, and a pod you can lead if you want to.

What the AI does, and what a person still decides.
Named assistants in Google Chat and file tools in Basecamp. Two assistants are live for loan officers today and three are rolling out. None of them reads your pipeline, touches Arive, or approves a loan. Harbor publishes a landing page only when you ask. Nothing else is posted or sent for you.
Borrower details are refused in chat; borrower documents go into the Basecamp tools only. What people ask the assistants is saved without names, and Basecamp editors use it to write the articles that are missing.
