A CMS loan officer works with your agents’ buyers when a buyer chooses one. Nothing changes in how your office runs, and nothing is signed to start. Your agents decide each time.

A CMS team in your office
CMS loan officers work from space in your office under a written lease at fair-market rent. The rent is set by the space, not by the loans, and it doesn’t change if no buyer ever uses the team. The lease covers space the team actually uses. It doesn’t buy access to your agents, a spot in your sales meetings, or a preferred-lender listing. Every buyer chooses their lender.
Counsel will review it, state by state, before any office signs anything. Team size, space and timing come out of that review and your first conversation, and we won’t print a date until counsel has reviewed it.
A joint venture isn’t part of the first conversation. We won’t discuss terms for one until counsel has reviewed a structure for your state.

Get licensed and originate with CMS
You, the owner, can become a CMS-sponsored loan officer. The federal minimum is 20 hours of NMLS pre-licensing education, the SAFE MLO test, and a background and credit check. Your state may add steps or limit holding a real estate license and a loan officer license at the same time.
A licensed owner advises the borrower, takes the application, and is the loan officer of record on every loan they’re paid for. After hand-off, our processing team handles conditions and closing logistics. Nothing is paid on your agents’ loans, and no agent is expected to use you. Your agents’ splits, fees and standing can’t depend on whether their buyers use you. Where you’d earn both a real estate commission and loan officer pay on the same sale, your state may require a written disclosure to the buyer, or may not allow it. Available only in states where CMS is licensed.
